A leading Commercial Real Estate Company is seeking a top-notch commercial Leasing Associate to join their team in the Houston area. They are a property management company who owns and manages an extensive real estate portfolio comprised primarily of multi-tenant industrial and office properties.

 

Job Functions

  • The main responsibility is to deliver results to clients and to assist landlords in the maintenance of high occupancy with a qualified tenancy.
  • Pro-actively manage occupancy of units within internal portfolio.
  • Soliciting leases with new tenants, renewals of existing tenants, and managing relationships with outside brokers.
  • Setting and conducting commercial office and industrial tours to prospective tenants.
  • Structuring deal terms and preparing proposals and counter-offers for submittal to tenants and landlord.
  • Working with attorneys in preparing legal documents and tracks progress of leases to execution.
  • Reviewing tenant financial data and makes recommendations regarding security deposits.
  • Establishing tenant relationships including resolution of tenant issues.
  • Overseeing the preparation of tenant applications, lease activity reports, processing of lease documentation and commission agreements, tracking building occupancy, gathering various lease-tenant data and preparing reports.
  • Tracking vacant space and makes recommendations for renovations and consolidations.
  • Tracking construction progress on renovating vacant space and tenant improvement work.

 

Job Requirements

  • Strong communication skills.
  • Ability to plan, prioritize, coordinate and manage multiple transactions and tasks.
  • Highly organized and motivated.
  • Excellent written, interpersonal, communication and negotiating skills.
  • Flexibility and problem-solving skills, able to work well under pressure.
  • Self-starter with a strong work ethic and sense of responsibility.

Education

  • Texas real estate brokers or sales person’s license
  • Bachelor degree in business preferred

Experience

  • Minimum 2 years’ experience in real estate preferably leasing in Houston area.
  • Experience in leasing office or industrial space a must.
  • Thorough knowledge of sourcing and negotiating leases with a proven track of progressive responsibility.
